Seven Tips on How to Become a Successful Real Estate Investor
1. Make a quality decision that you will make money in real estate. If others can, why not you?
2. Connect with a mentor/advisor who can teach you from experience. I recommend Von Lombard.
3. Learn how to find available properties at 25% to 50% below market value. I can teach you.
4. Pick the right property in the right neighborhood. The wrong neighborhood does not make for a good deal.
5. Prior to foreclosure, you can make an offer directly to the distressed owner. You can even buy properties for less than the exisiting debt.
6. At the foreclosure auction, you place a bid up to 80% of value, but no more.
7. After the purchase, immediately start to market the property for sale, even if you have to do repairs. Price the property "as is" and you can always
raise the price after you do the repairs and refurbishing. There are many buyers who will gladly buy the property in a distressed condition if the price is
right. My best profits have been made on homes that I bought right and sold before finishing the refurbishing.

A = Appreciation
Even though there are seasons of pricing adjustment, real estate has a long, long history of value appreciation. The first home I helped to build in 1974,
was a three bedroom home that sold for $18,000. Today, it is worth at least $90,000.
D = Depreciation
The IRS just loves real estate and gives the investor a deduction for depreciation even when the property is appreciating.
I = Income
Real Estate can provide life long income. People who complain about tenants don't understand that tenants contribute monthly to your retirement plan.
E = Expenses are deductible against your taxable income.
That includes mortgage interest, cleaning, repairs, taxes, mileage, management fees and more.
S = Savings Plan you can SEE
