The Navy Nuke

Lt. D wanted to buy a town home for his young family but his cash on hand
was very limited.  We were able to secure a 100% loan for Lt. D.  Due to the
fact that we raised the asking price by $7000 in order that the seller may pay
most of the closing costs, the appraisal came in $5000 less than the
contract price.  We were left with two choices.  We must either find another
$5000 in cash which appeared impossible or convince the seller to lower
her price by $5000.  Providing seven reasons, I was able to influence the
seller to drop her price by $5000 even though the contract was signed and in
escrow.  The Navy Nuke wondered if there was a "catch."  No catch; only a
great deal at the last minute.
A Miracle Debt Resolution

A commercial property owner had a debt of over $10 million.  The lender had
already filed a suit for foreclosure.  With very little time left, I was able to
negotiate a settlement with the lender wherein the borrower was completely
delivered from the debt with no shortage to pay and no foreclosure.  This
happened even though the property was only worth about $7 million.  The
borrower's attorney called it a "Christmas present" for the borrower.

That is what happened at the foreclosure auction on 10/2/2007 as I
represented my client on this property assessed at over $190,000.  Was my
